Asbestos Surveys

Asbestos Surveys of buildings for asbestos materials take various forms depending on a client's need and the present use of the building. However, to ensure compliance with the current Control of Asbestos at Work Regulations 2002, Regulation 4, an asbestos building survey should be carried out on all non-domestic buildings and communal areas of domestic buildings. This came into force in May 2004. By carrying out an asbestos survey, an asbestos register and risk assessment will be produced to prevent or reduce exposure by highlighting the presence of any asbestos material.

The ultimate aim of a survey is to alert the Duty Holder of the presence of asbestos containing materials within their properties. There are 3 types of asbestos surveys which are outlined in the HSE publication 'MDHS 100 - Surveying, sampling and assessment of asbestos containing materials' .

  • Type 1 - Walkthrough Survey
  • Type 2 - Sampling Survey
  • Type 3 - Pre-Demolition/Refurbishment survey

In all types of survey an Asbestos Register is produced incorporating plans, observation points, UKAS Accredited Certificate of Bulk Analysis (where samples have been taken - Type 2 and Type 3 only), photographs and recommendations.

A UKAS Accredited Laboratory MUST undertake analysis of all samples.

All of our building surveyors hold the statutory Proficiency Certificate in Building Surveys and Bulk Sampling for Asbestos, P402 qualification. All data is collected using the latest Pocket PC technology ensuring that the data is transferred from site via Bluetooth technology direct to our servers for transfer into our databases, to ensure the client receives a fast turnaround of results/report. The use of handheld technology also ensures data accuracy and minimises human error.

The client report can be presented in many formats e.g. bound hard copy, electronic pdf, excel spreadsheet, or full working database, MIS Limited also have their own IT Department so that we can offer bespoke Database Design and implementation to suit the requirements of all of individual clients. See Asbestos Software Section for further details.
